Stephanie Brennan, Founder of Step Loans, a mortgage and finance broking company joins Enterprise Radio. Stephanie herself is a multi property and business owner and will share with you her advice on how to make your property work for you.

Listen to host Eric Dye & guest Stephanie Brennan discuss the following:

  • What is it that your business does?
  • Why did you start the business?
  • Tell us about your own experience with investing.
  • How were you able to keep rebuying property and how does this apply to making your property work for you?
  • What are your finance tips for other entrepreneurs that want to start a business?

Duration: 12:31

From a young age I have always had a love for property to the point where I would take up any opportunity to walk through peoples houses at open homes… a little creepy I know.

This love for property was soon reaffirmed during my work with a property investment company through Foundations PC. When seeing the returns property could bring in both capital growth and passive income I realised this was whole-heartedly my passion and one day not only would I be an avid investor but I would soon be helping others to do the same.

I developed my skills in real estate through both the sales and property management departments in order to foster a solid foundation of all involved in the buying, selling and management of a property and more specifically an investment.

During this time I development my education and skills across the finance, broking and real estate industries and soon went on to become a property owner and investor. This experience taught me that there was a grave lack of knowledge and guidance given to first time buyers and investors in general.

This, coupled with my experience in the retirement industry with the Hon. Bronwyn Bishop and the struggles of the ageing demographic when it comes to having the funds to retire with, I realised that I wasn’t the only one feeling lost and so I made it my mission to find out every possible way to structure a loan and really make every dollar count.

Now, as a multi property investor and business owner, I understand first hand the challenges faced when buying a property or starting a business or both. Anything from how do I raise capital and how do I expand, to how do I buy my first, second, third or tenth property, to how do I buy my first car, to how do I retire and everything else in between.

I am still on my journey and am here to tell my story and to help others write theirs.

After attending California State University, Northridge’s Business and Finance School, and acquiring his real estate license in 2003, Mayer began to oversee operations at the Los Angeles Property Company. Quickly promoted to head of operations, Mayer learnt the ins and outs of the industry, recognizing what Californian residents wanted, as well as what their homes were lacking.

In both his professional and personal life, Mayer is a strong believer in karma and is always looking for opportunities to help and give back to the community. After the tragic death of a close friend in 2013, Mayer looked towards creating community bonds through joint charitable actions. In one of the most significant moments in his career, Mayer founded The Dream Builders Project (The DBP), a charity with one goal in mind, to give back. The DBP hosts various events throughout the year, including ‘Charity Flash Mobs’, influential formal galas, as well as many other philanthropic functions. The DBP has aided and raised awareness for a diverse range of causes, including child abuse care centers, orphanages, the homeless, and those affected by severe illness and disease.

A finalist in the Los Angeles Business Journal’s Annual Nonprofit and Corporate Citizenship Awards, and a contributor to several design and architecture publications, Mayer’s unique portfolio is an indication of his ability to be different, and is the reason for his success.

How Dallas Real Estate Entrepreneur, Ruel Hamilton, Revitalizes and Redevelops Housing to Provide Homes to Victims of the Affordable Housing Crisis

Ruel Hamilton

Ruel M. Hamilton, a Dallas entrepreneur who worked his way up the corporate ladder to build the highly successful real estate investment company, AmeriSouth Realty joins Enterprise Radio working in association with the Real Estate Channel.

Listen to interview with host Eric Dye & guest Ruel M. Hamilton discuss the following:

  • Tell us about yourself, Ruel. How did you get to where you are today?
  • What is AmeriSouth Realty?
  • You foresaw the Affordable Housing Crisis back in the 90s before it became a huge pandemic in America. How has your company been solving and how is your company currently solving this issue for Texas?
  • Would you consider expanding to other regions or states with your business model, or provide consulting to other business people that are interested in this type of real estate investing?
  • How do you foresee the housing issue in the next ten to twenty years for America? Is it going to get better or worse at the rate we’re going?

Ruel M. Hamilton is the CEO and founder of Dallas-based AmeriSouth Realty, a real estate investment company that specializes in the ownership, development and acquisition of multi-family projects within the affordable housing industry. He primarily owns and operates Class C multi-family apartment communities, including some that were developed using Low Income Housing Tax Credits (LIHTC’s). Hamilton believes that keeping and maintaining older properties is the key to fixing the affordable housing crisis. Accordingly, he pays close attention to bringing aged, crime ridden or poverty stricken housing back to life with rehabilitation and revitalization.

AmeriSouth Realty came to fruition in 1987 after the unexpected collapse of the savings and loan industry in Texas. Hamilton originally founded the company to provide fee management for commercial and multi-family properties owned by various savings and loans, FDIC and RTC agencies; however, the housing crisis presented more lucrative and fulfilling opportunities. He shifted focus in 1994 and began to purchase, redevelop and provide quality housing to low-income families. Currently, he owns and operates 2,500 multi-family units in the Dallas-Fort Worth area, but overall has owned and rehabbed 10,000 total units in Texas.

“Everyone deserves a good place to live, despite their income level,” explained Hamilton. “When we are able to revitalize an aging apartment complex we are also providing a platform for helping our residents change their lives in a positive way which eventually spreads through the community.”

Craig Melby

Craig Melby, Founder of LeaseSmart LLC a company that provides small and medium size businesses with help in finding the best facilities for the business, and negotiate the best terms joins Enterprise Radio.

Listen to host Eric Dye & guest Craig Melby discuss the following:

  • So why do companies need your services? Can’t they find space and negotiate leases themselves?
  • What is the biggest mistake company owner’s make?
  • What else do people need to know to make less mistakes?
  • Any negotiating tips you can give us?

Craig Melby, Small Business Real Estate Leasing Expert & Author

For 35 years Craig Melby has helped hundreds of companies acquire the best office space and facilities by negotiating the best price and lease terms. Many small business owners lease space on their own – not realizing the important incentives they could have received from the landlord, and leaving dangerous lease clauses in their commercial real estate leases.

Business is hard enough without picking a bad location or facility, and without becoming hamstrung by inflexible lease terms – you could have done better!  Stories abound about companies who tried to do their own real estate deals, to their cost and detriment.

To help them. Craig Melby talks about the 5 contract clauses that expanding companies MUST have in their real estate leases, plus the 6 “standard” clauses all business owners must avoid.

These and many other subjects are vital to companies that want to avoid expensive commercial real estate mistakes, keep more of their profits, and select offices, facilities, and locations that enhance sales and employee acquisition and retention.

Some examples:

  • $50,000 in reduced rent for a pair of doctors because Craig Melby showed up.
  • $3 million in extra profits to a business because of one simple lease clause.
  • Building flexibility into a lease that will allow you to grow or contract more easily.
  • Any business owner will find this information extremely valuable.

Di and Molly

Di Ferrara, the Owner of Home Addressed, an online business that is dedicated to enlightening the struggling first home buyers in Australia joins Enterprise Radio.

Listen to interview with host Eric Dye & guest Di Ferrara discuss the following:

  • You’re in the business of helping first home buyers break into the very expensive real estate market in Australia. What inspired you to create your site Home Addressed?
  • You use progressive strategies that are proving very beneficial for first time buyers. Can you give us an overview of what your site does?
  • So why aren’t more people doing what you are doing? What is the government doing by way of helping First Home Buyers?
  • You are currently based in Australia and concentrating on this market but can you see wider application for what you are doing in other parts of the world?
  • You seem to be constantly coming at this home ownership crisis from different perspectives and your latest is a challenge for struggling first time buyers. You suggest that they can go from renters to homeowners in a 30 day period?
  • So typically, who would look at this challenge and go…yeah, this is for me?

TIP:  When I was young, I always thought I had all the time in the world. I bought my first house with my sister at 26 upon my father’s insistence. I was completely resistant to the idea of it but from where I’m standing now, I can only thank my father for having the foresight to set us on the right path. I urge young buyers to understand that using the co-buying strategy is a stepping stone to a strong financial foundation and future. Use time and couple it with action and you will invite success into your lives. Don’t listen to those who have only negative things to say but undertake your own investigation and become an informed buyer. Enter the Challenge and change your life!

Di Ferrara, Owner of Home Addressed, started her professional life as a teacher. Over the years she watched incredulously the rising cost of real estate in Australia and knew that first home buyers would be priced out of the market and doomed to rent. It wasn’t long before her teaching instinct kicked in and Home Addressed was born. The site is an amalgam of strategies that not only offer creative and functional solutions to aspiring home buyers but it turbo charges their opportunities of becoming homeowners years ahead of their peers. It is really an extension of her teaching as she imparts her knowledge to a new generation of homebuyers who face unprecedented challenges in a changing landscape and offers them guidance and wisdom gained from her own experiences over many years.

Her latest effort to assist young buyers, has seen the creation of the 30 Day Home Co-ownership Challenge. This utilises the site’s flagship strategy of co-ownership and will see struggling first home buyers pair up with like minded individuals on the Home Addressed site. There is a 30 day time frame in which the challengers will find each other and be poised to buy at the end of the 30 days. They will be guided by the Challenge detailed criteria and their application must be submitted by the designated date in order for them to be in the running to receive a Kickstarter Pack, offering a real step up into homeownership, there are 4 to be won; one couple will have a chance to win $50K in cash to put towards their home.

The Challenge will launch in the next few months so keep an eye out for it at the Home Addressed website. If you have ever wondered how you are going to break into the property market, then this is the opportunity that is knocking on your door. Seize this opportunity and create your future. Carpe Diem.

DesignCrowd

Kevin Young’s story is not your typical rags to riches story, although he does admit that growing up poor was a powerful motivator for success. His investment journey spans more than 50 years, having tried and tested every possible strategy imaginable.

Success at an early age did not prevent Kevin from making mistakes, but he now confesses that he’s pretty much worked out all the pitfalls in property investing.

Kevin and his wife, Kathy, are now consistently ranked in Queensland’s top 100 Rich List with a portfolio of investment properties approaching 200. Kevin can rightly claim the title of Australia’s largest individual residential property owner.

His ambition is to help everyday people avoid a life of poverty on the pension. By helping them create ongoing wealth through property investment, he is a strong believer in the old maxim: give a man a fish and he eats for a day, but teach a man to fish he’ll eat for a lifetime.

With this philosophy firmly entrenched, Kevin Young is a pioneer for property investors, a crusader for every Aussie taxpayer to get ahead by using the banks and the tax laws to their advantage.
